Fully managed for the entire term

At the end of the term, the property is fully refurbished, it is painted, recarpeted, and brought up to date. You don’t have to worry about a single thing, it is all done for you.

For our tenants, we have partnered with housing charities all over Australia. They manage tenants, rather than properties, meaning if a tenant is having trouble paying the rent, they will make sure it is paid. The organisations also carry out any maintenance and repairs the property needs, ensuring it stays in good condition. 

Normal property managers are interested in the financial bottom line, and they will take the tenant who offers the most money. Rentals are so short now that tenants are getting into bidding wars to secure a place. The highest bidder wins, regardless of their past rental history. You run the risk of getting a tenant who has offered to pay more rent than you requested but then cannot, and it is difficult to evict them. Neither we nor our partners receive commission on how much rent we can extract, so this part of the risk is eliminated.

The Ideal Tenants

The majority of tenants will be key workers who cannot find housing close to where they work. People in professions like the police, fire brigade, teachers, paramedics and nurses. Others will be sole parent families, older people, and veterans. These are people who value a home and will do their very best to keep it. They are not the sort to throw wild parties, damage the property, or do anything else to risk their home.  They are ideal tenants and a much smaller risk to your investment than tenants through the normal route. 

Additional Tax Savings on Rental Property

As well as securing a great tenant, having the rent paid monthly, and having no hassles from the property management, our benefits do not end there. There are tax savings on rental property, and there are also tax breaks available for investments in affordable housing. During the course of the rental term, the normal negative gearing and other tax incentives apply, enabling you to offset other income. However, at the end of the term, if you decide to sell, there are capital gains tax exemptions for investment in affordable housing – up to 60% off CGT.
