What if there was a way to tackle the housing crisis and make money?

“What if” questions are often the key to new, exciting innovations, they help unlock our creativity. Fitzgerald Housing was founded with a “What if” question and we will continue to ask them. With the severe housing shortage in Australia, and the growing numbers of homeless, this question had to be answered:

 

What if we could make affordable housing a great investment opportunity? 

 

Our “What if” questions were loaded with two seemingly opposing viewpoints. In one respect a good investment is one which will provide the best return. However, affordable housing by its definition will provide a lower return than market value housing. So how could we marry the two to tackle the housing crisis in Australia?

 

We began by looking at investment opportunities in affordable and the normal market housing already available, and we spotted a gap. 

 

The majority of organisations providing affordable housing are relying on the benevolence of fellow Australians. They are doing great work and Fitzgerald Housing doesn’t want to compete with the small pool of donors they rely upon. We believe these organisations are our future partners and collaborators, not our competition. After all, we all have the same aim, to help out Aussies who are doing it tough. 

 

Most property investors will steer their clients away from affordable housing, citing lower returns, potentially bad tenants, property maintenance and buying in “bad neighborhoods” etc. This information was gold as it gave us the pain points we needed to address. At Fitzgerald Housing we don’t see problems, we see challenges that have solutions, and it fires our imagination. 

 

Then we began looking at methods employed by governments and other organizations to address the housing crisis. The method used to encourage people to invest in Defence Force Housing looked promising, we especially liked the following and were determined to incorporate it into our model.

 

  • Fixed term investment
  • Rent paid regardless of the occupancy of the property
  • Maintenance and repairs done efficiently, quickly without bothering the investor
  • Good, specially chosen tenants
  • Completely refurbished house to as new condition at the end of the term

 

We found the Federal government’s National Rental Affordability Scheme (NRAS). This scheme is winding up in 2026, however, the model was perfect for us. We took inspiration from this model and came up with our own scheme, NRAS-Private. 

 

Registering as a charity provided Fitzgerald Housing with the tax breaks and grants required to fund our NRAS-Private scheme. It was the perfect scheme to kick off with. We have already kicked some goals, so far we have provided 6 homes for vulnerable Aussie families, in our first months of operation. We have another 8 already in the pipeline. We are very excited that this model works. It is a win-solution for everyone, the investor, the family, and the entire community. 

 

So we found a way to answer our “What If” question, but as everyone knows, answer one question and you find more. Fitzgerald Housing has found many more “What If” questions in the quest to provide affordable housing to Australians and we are already working diligently to bring them to you;

 

  • What if we could use recycled materials?
  • What if we could reuse plastic as a building material?
  • What if we can build environmentally sustainable affordable housing?
  • What if we could reduce waste in construction?
  • What if we could find a way for someone to invest with as little as $1000, or with no deposit at all?
  • What if you could invest without using your own property or superannuation as security?
  • What if we could find new ways of construction that are cheaper but just as durable?

But our biggest question is a “How can” question:

 

How can we solve the housing crisis and provide homes for all Aussies who need them?
